How do I see deals?

Buyers register, complete a profile, and sign our NDA/Fee Agreement. Once verified, you can browse deals by criteria and receive VIP priority drops.

What is VIP Buyer access?

VIP Buyers ($197–$297/mo) receive weekly priority deal flow and search functionality. Exclusive market-first access begins at $5,000/mo.

Can I search by market and criteria?

Yes. Buyers can filter deals by market, asset type, price range, and investment criteria.

Do I need to sign an NDA to see deal details?

Yes. All buyers must sign ODEX’s NDA/Fee Agreement before accessing confidential information.

How are Platform Fees paid?

Buyers pay a sliding-scale Platform Fee at closing (1.5% → 0.5%). This is a technology fee, not a commission.

How do I list a deal on ODEX?

Brokers submit deals confidentially through the ODEX dashboard. The first listing is free; upgrades are available for premium exposure.

Do I keep my buyer relationships?

Yes — always. ODEX doesn’t shop deals, replace your buyer list, or contact your buyers. You retain 100% of your network.

How is my listing kept confidential?

Property details are never shared publicly. Only verified buyers who sign the NDA/Fee Agreement can access deal details.

How do I get paid on deals?

Brokers may earn through broker-to-broker referral agreements, Consulting Services Agreements (CSA), or the ODEX Local Partner (Franchise) program.

Does this replace my existing buyer network?

No. ODEX expands your reach while keeping your network intact. It’s designed to protect confidentiality while exposing your deal to new, qualified buyers.

$149/mo Basic membership includes dashboard visibility. $599/mo Premium includes advanced confidential listing tools and analytics.

Do I need a broker to list my deal?

No. Sellers can list directly on ODEX or work with their broker.

Who sees my listing?

Only verified buyers who complete profiles and sign the NDA/Fee Agreement. Confidentiality is always maintained.

What if my deal doesn't sell?

ODEX does not guarantee closings. If a deal doesn’t transact, sellers can relist, adjust pricing, or upgrade for greater exposure.

What does it cost to list?

First listing free, then $1,497 for Standard Premium or $4,997 for Enterprise Premium.

What types of deals work best?

Off-market multifamily opportunities — typically 100+ units, 1980 or newer, garden-style or mid-rise.

Can unlicensed individuals earn fees on ODEX?

No. Paying referral fees to unlicensed individuals is illegal. Non-licensed partners may earn flat stipends for marketing, but never success-based fees.

What is the Local Partner Program?

The Local Partner Program allows licensed brokers to represent ODEX in their market. It is structured as a franchise-style opportunity with territorial exclusivity.
